Buchanan Street Partners Acquires Two Self- Storage Properties in Denver, Colorado

Newport Beach, CA (September 21, 2026) – Buchanan Street Partners (“Buchanan”), a Newport Beach-based real estate investment management firm, has acquired two Class A self-storage facilities in the Denver metropolitan area as the firm continues to execute its strategy of building an institutional self-storage portfolio throughout the Western United States.

Located at 9300 W. Colfax Avenue in Lakewood and 11645 W. Belleview Avenue in Littleton, the two properties total approximately 129,150 rentable square feet and 1,350 units.

The seller was a venture between Harrison Street Asset Management and Advantage Self Storage. The transaction was completed on a direct off-market basis.

“These two Class A assets complement our growing self-storage portfolio well,” said Conor O’Brien, assistant vice president at Buchanan Street Partners. “Littleton is a high-quality, stabilized facility in a trade area with favorable supply-and-demand fundamentals. Lakewood provides an opportunity for additional value creation through continued occupancy gains, improved operating performance and further stabilization of the rent roll. The portfolio gives us a combination of durable in-place cash flow and identifiable operational upside, which is consistent with the type of risk-adjusted opportunities we are actively pursuing.”

Constructed in 2016, the Littleton facility offers a mix of interior climate-controlled and drive-up units. Located approximately 10 miles southwest of downtown Denver, the property serves an affluent suburban trade area and benefits from limited existing self-storage supply within its immediate surroundings.

The Lakewood facility, constructed in 2018, is a three-story, climate-controlled property prominently located along the West Colfax Avenue corridor. Buchanan believes the property is well positioned to benefit from the continued evolution of the surrounding corridor and broader demand within the densely populated Lakewood community, Colorado’s fifth-largest city.

Both properties feature institutional-quality construction, video surveillance, and keypad-controlled access. Westport Properties, Inc. will serve as third-party property manager and operate the facilities under its US Storage Centers brand. Wintrust Bank provided acquisition financing for both properties.

While Buchanan has been an active multifamily investor in the Denver MSA, the acquisitions represent the firm’s first self-storage investments in Colorado.

“Denver has long been a market where Buchanan has experience investing across other property types, and we are pleased ot expand our self-storage platform into the region,” said Jon Suddarth, vice president at Buchanan Street Partners. “We look forward to continued investment across the Denver markets through both acquisitions and new construction.”

Buchanan continues to expand its self-storage platform throughout the Western United States through a combination of stabilized acquisitions, value-add investments and ground-up development. In addition to the Denver acquisitions, the firm recently acquired a stabilized self-storage facility in Reno, Nevada, and a new development site in San Jose, California. Buchanan, through its affiliated entity Buchanan Mortgage Holdings, LC, is also an active direct lender providing bridge and construction financing for self-storage investments.
