VP OF CAPITAL MARKETS PROFESSIONAL (MAY 2018)

Role & Responsibilities

Currently, we are seeking to hire a VP of Capital Markets to join our team at our headquarters in Newport Beach, CA.  The employee will be responsible for underwriting, structuring, documenting and closing all Buchanan principal debt activities.  Core responsibilities will include:

  • Active asset management and financial risk analysis of the $150-$200mm commercial real estate loan portfolio.
  • Continue to develop the reach and depth of Buchanan’s extensive broker and borrower network.
  • Management of the entire due diligence process, negotiation of loan documents and developing complex financial analysis on new loan submittals
  • Underwrite and deal modeling of commercial real estate debt investment opportunities.
  • Assist in sourcing investment opportunities of any product type and structure that meets the firm’s market investment strategy.

  • 5+ years of experience within the commercial real estate lending industry including sourcing and structuring real estate loan transactions.
  • Must have worked in a structured, construction or bridge debt capacity with a fundamental understanding of loan documentation process.
  • Strong analytical skills with the ability to underwrite complex real estate transactions across multiple product types.
  • Very strong interpersonal, verbal and written communication skills with the ability to have assertive conversations.
  • Driving work ethic coupled with achievement oriented personality.
  • Must possess strong attention to detail and accuracy, organizational, and research skills.
  • Bachelor’s degree in finance, real estate, economics or related required

REAL ESTATE INVESTMENT/ASSET MANAGEMENT PROFESSIONAL (MAY 2018)

Role & Responsibilities

Buchanan Street Partners, a national real estate investment manager based in Newport Beach, CA, seeks an acquisitions and asset management professional to assist with making and managing institutional-quality property investments and conducting various portfolio management functions.  The position will report to a partner/portfolio manager and functions will include:

  • Underwriting real estate investments – primarily property acquisitions but possibly including debt, mezzanine loans and other structured finance investments:
    • Cash flow modeling, including DCF valuations through Argus
    • Analysis of market data and trends to develop underwriting assumptions
    • Identification and analysis of comparable sales
    • Preparation of investment summaries, proposals, committee memoranda
    • Conduct and management of due diligence processes
    • Execution of transaction closings
  • Assistance with transaction financing, including preparation of financing memoranda, providing lender due diligence materials, analysis of competing bids, and closing coordination
  • Analytics relating to asset management – working with the portfolio manager and Buchanan’s asset manager, the professional will perform analysis relating to leases, capital expenditures, hold/sell analyses, and the like.
  • Coordination of annual budget preparation for various portfolios, including working with the asset managers to procure property-level budgets and preparing consolidated portfolio budgets
  • Managing portfolio functions including contributions and distributions, quarterly reporting, appraisal coordination, annual business plans, and investor approval recommendations

Required Background & Skills

The successful applicant will have a minimum of 5 years or more of directly relevant experience with a real estate investment company (7+ years preferred).  A 4-year degree is required (business/economics major preferred); any graduate work is a plus.  The selected candidate will have the following skills:

  • Argus modeling and discounted cash flow analysis
  • Extensive experience modeling real estate investments, including “waterfall” cash flows and carried interest structures in Excel
  • Capital and operating budgeting experience
  • Strong writing and presentation preparation skills
  • Experience and relationships in Western U.S. property markets a plus
  • Team orientation, “extra mile” work ethic, firm culture contributor/carrier
