Role & Responsibilities
Buchanan Street Partners, a national real estate investment manager based in Newport Beach, CA, seeks an investment professional to assist with making institutional-quality property investments. The position will report to a partner manager and functions will include:

• Sourcing and underwriting Multifamily investments in Buchanan’s Western U.S. target markets:
  • Cash flow modeling
  • Analysis of market data and trends to develop underwriting assumptions
  • Identification and analysis of comparable sales
  • Preparation of investment summaries, proposals, committee memoranda
  • Conduct and management of due diligence processes
  • Execution of transaction closings
• Assistance with transaction financing, including preparation of financing memoranda, providing lender due diligence materials, analysis of competing bids, and closing coordination
• Remaining abreast of target market property fundamentals, including employment trends, net absorption, new construction, vacancy and rental trends and capital markets activity; periodic summaries of research to develop and support investment theses
• Maintaining strong broker and property owner relationships through active participation in target markets, including attendance at industry events
• Active coordination with portfolio managers and asset managers in team-oriented approach to business plan development, underwriting assumptions, due diligence and closing

Required Background & Skills
The successful applicant will have 3-5 years of directly relevant experience with a real estate investment company. A 4-year degree is required (business/economics major preferred); any graduate work is a plus. The selected candidate will have the following skills:

• Prior investment experience in Buchanan’s target markets along with existing relationships
• Extensive experience modeling real estate investments, including “waterfall” cash flows, and carried interest structures in Excel
• Strong writing and presentation preparation skills
• Team orientation, “extra mile” work ethic, firm culture contributor/carrier
