Brian Zulpo
Executive Vice President, Head of Investment Management

Brian Zulpo is a member of the Investment Committee and is responsible for asset management oversight and training as well as all major due diligence and asset management decision approval.

Mr. Zulpo has over 22 years of experience in investment management, risk analysis, client relationship building and strategic planning. He has worked in leadership roles with companies such as Concert Realty Partners (ING Realty Partners), Jones Lang La Salle, Heller Financial and Metropolitan Life. Mr. Zulpo holds a Bachelor of Science in Commerce from DePaul University, is a CPA, and has completed Exam I for the CFA designation.

Kimberly Stevenson
Vice President, Investment Officer

Kimberly D. Stevenson is responsible for effectively managing assigned Buchanan assets in addition to assisting with the underwriting and execution of new investment opportunities for Buchanan’s discretionary equity funds. Prior to joining Buchanan Street, she was the Director of Asset Management & Leasing for The Garrett Group, a land and investment management company with 2.5 million square feet of office and industrial product under ownership. Ms. Stevenson has over 18 years of commercial real estate experience including portfolio management for The Irvine Company where she managed 4.2 million square feet of class “A” office space in Orange County. Ms. Stevenson received a B.S. in Business Administration with a major in Real Estate Finance from the University of Southern California and currently sits on the NAIOP Inland Empire Board.

Matthew W. Stephenson
Vice President, Investment Officer
  

Matthew W. Stephenson is responsible for effectively managing assigned Buchanan assets in addition to assisting with the underwriting and execution of new investment opportunities for Buchanan’s discretionary equity funds. He has a diverse 13 year business background, including eight years in commercial real estate at companies including CarrAmerica Realty Corporation & Equity Office Properties where his broad experience included acquisitions and dispositions, workouts and portfolio/asset management. Additional endeavors include two years in telecommunications in a real estate business development capacity as well as owning and operating a consulting firm in Washington, DC for several years. He holds a B.S. in Real Estate Finance from Pennsylvania State University and is an active member of NAIOP.

Senior Associate, Investment Analyst

Matthew R. Haugen is responsible for the asset management analysis of current fund investments as well as the underwriting and due diligence of potential equity investments. Mr. Haugen graduated with a B.S. in Business Administration with an emphasis in Real Estate Finance from the University of Southern California

Laura J. Bogart
Vice President, Investment Closing


Laura J. Bogart manages third party due diligence, risk management, and the closing of fund investments, in addition to her asset management responsibilities. Prior to joining Buchanan Street, she was responsible for directing the due diligence and closing process at FINOVA Realty Capital and Belgravia, closing over $1 billion in financings. Ms. Bogart is a graduate of UCLA.

Shana K. Baker
Assistant Vice President, Investment Closing

Shana K. Baker is responsible for third-party due diligence and the closing process of fund investments. She has over 10 years experience in commercial and industrial real estate. Prior to joining Buchanan Street Partners, Ms. Baker was responsible for accounting and financial reporting at The Brookhollow Group. She holds a Bachelor of Science from California State University, Fullerton. Ms. Baker is an active member of NAIOP and serves as Secretary on the Board of Directors for Buchanan Children’s Charities.

Robert J. Dougherty
Executive Vice President, Investment & Credit

Robert J. Dougherty works with the CIO to develop investment strategies for Buchanan and serves on the Investment Committee. In addition, Mr. Dougherty is responsible for the pricing, structuring, underwriting, due diligence and credit reviews of Buchanan equity investments. He has 16 years of commercial real estate experience including 10 years with CarrAmerica Realty Corporation in Washington, DC. Mr. Dougherty has an extensive background in acquisitions, financing, and asset management of office properties and shopping centers that includes property transactions totaling in excess of $1 billion. Immediately prior to joining Buchanan Street, Robert led his own retail investment advisory firm and also held investment and asset management positions with First Washington Realty and The Crosland Group, Inc. He holds a B.S. in Commerce from the McIntire School at the University of Virginia.

Eric P. Snyder
Senior Vice President, Acquisitions Officer

Eric P. Snyder is responsible for sourcing and executing Buchanan equity and structured finance assignments. While at Buchanan, he has structured and arranged several billion dollars of capitalizations in all phases of the investment cycle including construction financing, bridge loans, permanent loans, mezzanine debt and joint venture equity.  Mr. Snyder has expanded his real estate knowledge by developing an expertise in the financing and disposition of self-storage facilities. 

He has an established background as both a direct lender and a mortgage banker that includes the closing of over $3.5 billion while with GE Real Estate, FINOVA Realty Capital, Belgravia Capital Corporation, ITT Commercial Finance and Bank of America. 

Mr. Snyder is a frequent speaker at self-storage industry events and also writes articles for industry publications. He is a member of the national Self-Storage Association as well as many state associations around the country.  Mr. Snyder is also the co-founder of the Band of Brothers Foundation, a non-profit organization of professionals who combine their money and resources to give back to the less fortunate around the world. He obtained a Bachelor's Degree in Urban & Regional Planning from Cal Poly University.

Kristin O. Panehal
Senior Vice President, Acquisitions Officer

Kristin O. Panehal is responsible for the sourcing, underwriting, and execution of new investment opportunities for Buchanan’s discretionary equity funds. Prior to joining Buchanan Street Partners she managed west coast acquisitions and development of institutional grand office and mixed use projects for Tishman Speyer Properties, including the $350 million acquisition of MGM Plaza in Santa Monica. Prior to joining Tishman Speyer she worked for a Boston-based firm that invested on behalf of AEW Capital Management. Mrs. Panehal holds a B.S. in Real Estate Finance from USC and a MS in Real Estate Development from MIT.

Marco A. Vartanian 
Vice President, Transaction Analyst Manager


Marco A. Vartanian is a Vice President with Buchanan where he provides oversight to the team responsible for underwriting, financial analysis, and market research of all Buchanan transactions.
 
Prior to joining Buchanan Street, Mr. Vartanian was with Maguire Properties where he worked on leasing Maguire’s 3.5 million square foot Orange County office portfolio. He started his real estate career at Cushman & Wakefield (formerly with Cushman Realty Corp.) in downtown Los Angeles; upon relocation to Orange County he was involved in the disposition of over $500 million in office, retail and industrial sale transactions.
 
Mr. Vartanian graduated with a B.S. in Business Administration with an emphasis in Entrepreneurial Studies from the University of Southern California. He is an active member of NAIOP’s-Young Professional’s Group, USC’s Marshall School of Business and the Leukemia and Lymphoma Society.

Rita R. Ling
Vice President, Investor Relations

 

Rita R. Ling is responsible for marketing the firm’s real estate funds to its broad-base of investors as well as managing investor relations for The Buchanan Funds. In her role she draws upon her experience in underwriting, formulation and implementation of strategic business plans, and disposition of investments.  Prior to joining Buchanan Street Partners, she was Director of Asset Management at Kimco Realty Corporation where she was responsible for a portfolio of 60 assets valued at over $1 billion and 10 million square feet. She also worked at PM Realty Advisors and AEW Capital Management. Ms. Ling received a Bachelor’s in Economics from UCLA.

Kimberly C. Stoeckly
Senior Associate, Investor Relations

Kimberly C. Stoeckly is responsible for investor relations activities for The Buchanan Funds including investor correspondence, documentation, research and marketing. Mrs. Stoeckly has over four years of commercial real estate experience. She holds a B.S. in Marketing from the Leeds School of Business at University of Colorado, Boulder.

Michael Hurst
Vice President, Capital Markets

Michael Hurst leads the capital markets team at Buchanan Street Partners, which is responsible for debt placement and syndication of the firm’s principal investments. In addition, Michael is responsible for assisting in the structuring, underwriting and pricing of BSP principal debt products such as note originations and note purchases.
Mr. Hurst has nine years of experience in commercial real estate. Previously he was a Vice President in the National/Institutional Principal Investment Division at LaSalle Bank where he was responsible for the origination, structuring and syndication of all types of Real Estate transactions. Mr. Hurst received his B.S. in Finance and Accounting from the Kelley School of Business at Indiana University.

Megan M. Burke is responsible for underwriting, market analysis, creation of capital market presentations and placement of debt and equity. Ms. Burke graduated with a B.S. in Business Administration with a split emphasis in Real Estate Finance and Entrepreneurship from the University of Southern California. Joseph N. Maehler
Assistant Vice President, Capital Markets

Joseph N. Maehler is responsible for the underwriting, financial analysis, market research, capital market placement and execution of debt and equity transactions. He has been involved in the funding and disposition of over $1.5 billion of self-storage assets since joining Buchanan in 2003.  Mr. Maehler has structured all types of financing including CMBS loans, mezzanine debt and high-leverage equity buyouts.  Prior to joining Buchanan, Joe worked for CalPERS assisting investment officers with a $13 billion real estate portfolio.  Mr. Maehler holds a B.S. in Managerial Economics from the University of California at Davis

James M. Gill
Vice President, Controller
 

James M. Gill is responsible for accounting, information technology, space planning, and risk management functions. His accounting responsibilities include oversight of the operational budget, tax reporting, financial reporting, and cash management for Buchanan. Prior to becoming the controller, Mr. Gill provided asset management and reporting support, including the evaluation of fund performance for investors in The Buchanan Funds. His previous accounting experience includes a four-year accounting position in the corporate office for the NBA’s Phoenix Suns. Mr. Gill holds an MBA and a bachelor’s degree from Arizona State University and he currently serves as Treasurer on the Board of Directors for Buchanan Children’s Charities.

Christopher L. Guy

Vice President of Finance

Christopher L. Guy is responsible for fund-level tax accounting and financial reporting for the Buchanan Funds. His 19-year background in real estate accounting includes 17 years at PM Realty Advisors where he was responsible for overseeing the accounting and financial reporting for $1.7 billion in real estate investments. He has also spent five years in public accounting, including two years at Kenneth Leventhal & Company in the audit department. Mr. Guy holds a B.S. in Business Administration with an emphasis in Accounting from California State University, Long Beach and is a CPA.

Karyn A. Lee
Senior Investment Accountant

Karyn A. Lee is responsible for cash management, accounting and financial reporting for the Buchanan Funds. Prior to joining Buchanan, Ms. Lee was a property management accountant for RREEF, Deutsche Bank where she managed the accounting for multiple portfolios of office and industrial buildings located in Arizona. She also has 3 years of experience as a tax accountant from Ikeda & Wong, a public accounting firm in Honolulu, Hawaii. Ms. Lee earned a B.A. in Accounting and Finance from Gonzaga University and an MBA in Finance from University of San Francisco.

Lyana C. Chang
Senior Investment Accountant

Lyana C. Chang is responsible for cash management cash transfer requests, impress funding and reviewing financial statements received from investment partners. She also works with external auditors on property-level audits. Prior to joining Buchanan, she was a Senior Accountant at Legacy Partners where she spent eight years in residential property management and development accounting. Ms. Chang graduated from California State University, Fullerton with a B.A. in Business Administration with a concentration in Accounting.

John O. Ruiz is responsible for cash management, accounting, and financial reporting & review for the Buchanan Funds. Prior to joining Buchanan, he was a Property Management Staff Accountant with RREEF/DB Real Estate where he managed the accounting for multiple portfolios of office and industrial buildings located in California. His background includes four years in public accounting performing audits and preparing taxes at Moshenko & Associates and as a Project Accountant with Warmington Homes. Mr. Ruiz holds a B.A. in Business Administration with a concentration in Accounting from California State University, Fullerton and an MBA from the University of Phoenix

P. Ben Bruner
Senior Associate
, Accounting


Ben Bruner is responsible for financial reporting, audit support, accounts receivable, reconciliations, and special projects. Prior to joining Buchanan, Ben worked for Dixieline Lumber Company, a division of Probuild Holdings as the Senior Accountant. While there, some of Ben’s responsibilities included financial reporting, budgeting, audit, asset management, and supervisor of the AR dept. His professional experience also includes a year in Corporate Planning with Sabre, a Fortune 500 company. Ben graduated from Indiana University with a Bachelor’s in Public Administration, with an emphasis in Finance.

Nicole A. Eastwick
Accounting Associate

Nicole A. Eastwick works with corporate accounting and is responsible for A/P, Treasury Management and Reporting. Prior to joining Buchanan she worked for one of the largest northeast financial institutions, Citizens Bank of Pennsylvania, as a portfolio manager for 5 years. Ms. Eastwick graduated from St. Joseph’s University in Philadelphia Pennsylvania earning a B.A. in Business Administration with strong concentration in accounting and finance.

Darren M. Cobb
Vice President, Information Technology

Darren M. Cobb is responsible for Information Technology and Services, including software development and management, infrastructure and networking, data management, user support, business intelligence, telephony and business continuity.  Before joining the Buchanan Street team, Mr. Cobb held senior technology management positions with Standard Pacific Homes for seven years and The Walt Disney Company for eleven years.  He has been responsible for award winning websites, strategic technology initiatives, business process management projects and a number of custom applications focused on enhancing business operations.  Mr. Cobb holds several certifications in network engineering and administration, application development, project management and team leadership.  He received a degree in English and Theatre from Rancho Santiago College.

Carol V. Jason P. Towne is responsible for developing internal applications, maintaining the website, integrating internal processes and providing daily desktop support. Previously he worked for Standard Pacific Homes where he was the Lead Developer responsible for the company’s website and intranet as well as applications supporting customer service, sales and marketing, scheduling, administration and information technology.  Mr. Towne has more than 7 years experience in application development, database design and maintenance and website development.  He holds his bachelor’s degree in CIS from the DeVry Institute of Technology.

Krystyn N. Jones is responsible for directing Buchanan's annual signature events including: The Real Estate Summit, Encore for Education and Challenge for Children, benefiting Buchanan Children’s Charities. Maren Decker 
Office Manager

Maren Decker is the Office Manger for Buchanan’s headquarters in Newport Beach. As such, Ms. Decker is the first point of contact for all clients, employees, and vendors. She provides essential support to the Buchanan team by coordinating schedules, helping with reporting functions, and facilitating the smooth operation of the company. In addition Ms. Decker assists the Chief of Organizational Development with accounting and recruiting activities. Prior to joining Buchanan, Ms. Decker served in the medical field. Today, she is working toward her Bachelor’s in Business Administration with a major in Communications.
