Buchanan Street Partners Structures High Leverage Construction Loan for Buena Vista
- Real estate investment bank completes sixth transaction for Buena Vista
- Buena Vista plans to develop office condo and retail center in Clovis, CA
Clovis and Newport Beach, CA (September 5, 2006) - Buchanan Street Partners, a national real
estate investment bank, has structured a $12.5 million construction loan for Buena Vista Equities,
LLC. This represents the sixth transaction that Buchanan Street has completed for Buena Vista. Buena
Vista plans to develop Center Pointe, a 66,250-square-foot property in Clovis, CA including small
for-sale office condos and a 12,000-square-foot retail center.
Buchanan Street Partners negotiated a unique deal structure with US Bank to secure a $12.5 million
construction loan, including a $10.8 million senior loan and a $1.7 million mezzanine loan. "Through US
Bank we were able to structure a highly leveraged loan with a relationship-driven lender that maximized
our client's returns," said Chris Dornin, vice president at Newport Beach-based Buchanan Street Partners.
Buchanan Street Partners managed to attain leverage in excess of 90 percent loan to cost at LIBOR
pricing typical of conventional 75-80 percent advance ratios for the development of Center Pointe.
Buchanan has been providing capital solutions for Buena Vista by utilizing relationships with various
lenders to structure creative financing packages.
