BUCHANAN STREET PARTNERS FORMS JOINT VENTURE WITH STEPHENS & STEPHENS TO ACQUIRE NORTH SAN JOSE TECHNOLOGY PARK

 

Buchanan Street Partners provides $4.5 million in principal equity and completes full-service real estate investment bank cycle by securing a $16.7 million bridge loan to close the acquisition of 142,700 square feet of R&D portfolio

 

San Jose, CA (January 9, 2006) - Buchanan Street Partners, a full-service real estate investment bank, recently provided both equity and debt services to well-known real estate investment firm Stephens & Stephens for the acquisition of the North San Jose Technology Park, a 142,700 square foot R&D portfolio located in San Jose, Ca.

 

Buchanan Street Partners provided $4.5 million in principal equity as part of the joint venture arrangement while a San Francisco-based debt and structure finance team led by Buchanan Street Partner's John Manning, vice president, secured the $16.7 million non-recourse bridge loan from Merrill Lynch Mortgage Capital necessary to close the transaction. The transaction is the second structured finance deal completed by Buchanan Street Partners for Stephens & Stephens.

The North San Jose Technology Park acquisition includes two R&D buildings located at 4405 and 4425 Fortran Court in San Jose, Ca. The project is currently 100 percent leased to Applied Materials and Marshall and Isley Bank. The project has excellent access to Highway 237, which links the East Bay with the Peninsula in the heart of Silicon Valley.
